There’s no shortage of information available to property investors.
You can research suburbs in minutes, compare recent sales, listen to podcasts every day, follow market commentary and spend hours analysing potential opportunities.
A lot of that information is useful.
But there’s something I’ve seen repeatedly over the years:
You can know a lot more about property than you did five years ago without being materially further ahead financially.
Sometimes the problem isn’t that you need more information.
It’s that nothing you’ve learnt has yet translated into decisions and actions that actually change your position.
Property makes indecision surprisingly easy.
There’s always something else you can investigate.
Maybe prices will fall further. Maybe interest rates will change. Maybe another suburb will perform better. Maybe this property isn’t quite cheap enough. Maybe there’ll be a better opportunity in six months.
Sometimes those concerns are completely legitimate.
I certainly wouldn’t suggest buying a property simply because you feel you should be doing something.
But there’s a difference between properly assessing risk and continually gathering information in the hope that eventually a decision will feel risk-free.
It won’t.
At some point you have to be able to work out which risks genuinely matter, whether you understand them well enough, and whether the potential reward justifies taking them.
My own property journey didn’t start because I had some grand ambition to become a property investor.
It started because I was stuck in a corporate job I hated.
I can still remember the Sunday afternoon dread as the weekend started disappearing and I knew another working week was waiting for me.
Eventually I had to face something fairly simple:
If I didn’t do something differently, nothing was going to change.
So I started educating myself about property.
I read, researched and learnt everything I could.
That mattered. But knowing more about property wasn’t what changed my life.
I only started changing my financial position when I began putting what I’d learnt into practice.
Over the next three-and-a-bit years, I went on to do 30 property deals.
Eventually I reached the point where I could leave that corporate job behind.
The knowledge was important.
But it was the decisions I made with that knowledge – and actually following through on them – that changed where I ended up.
I’ve never particularly liked the advice to just take action.
Action on its own can be very expensive.
Buying the wrong property quickly isn’t better than taking your time and buying the right one.
What matters is developing a decision-making process that allows you to move when something genuinely stacks up.
You need to know what you’re trying to achieve, what the opportunity needs to deliver, which assumptions have to be tested, what the risks are, how you plan to pay for it, and what would make you walk away.
Then, once you’ve done that work, you need to be capable of making a decision.
That last part is where plenty of otherwise intelligent and knowledgeable investors get stuck.
Research becomes comfortable because it feels productive without requiring you to commit to anything.
And another six months passes.
Then another year.
There’s a useful exercise I think every investor should do occasionally.
Don’t ask how much more you know about property than you did a year ago.
Ask what has actually changed in your own position.
If the answer is no, there may be a perfectly good reason.
Sometimes waiting really is the right decision.
But if the answer is that another year has passed while you kept researching, watching and waiting to feel completely certain, that’s worth recognising too.
Because doing nothing is still a decision.
And over enough years, it has consequences of its own.
Most people don’t get interested in property because they dream of owning a particular number of houses.
They want what a stronger financial position can make possible.
More income. More wealth. More control over how much they work and what they do with their time.
Property can be an extraordinarily effective vehicle for creating that.
But information alone won’t do it.
You need enough knowledge to make good decisions.
You need the discipline to properly assess opportunities.
And when something genuinely makes sense, you eventually have to be prepared to act on it.
A few years from now, the thing that will matter isn’t how many property articles, reports or market updates you read along the way.
It will be what actually changed because of the decisions you made.

In such a case we will take reasonable steps to ensure that you are made aware of the information provided to us by the third party.

Your Personal Information may be disclosed in a number of circumstances including the following:
• Third parties where you consent to the use or disclosure; and
• Where required or authorised by law.
Security of Personal Information
Your Personal Information is stored in a manner that reasonably protects it from misuse and loss and from unauthorized access, modification or disclosure.
When your Personal Information is no longer needed for the purpose for which it was obtained, we will take reasonable steps to destroy or permanently de-identify your Personal Information.
